The Viceroy Park Avenue will open in December 2026, becoming Viceroy's flagship hotel and the sixth Viceroy in the U.S., after properties in Chicago, Santa Monica, Snowmass, Washington, DC, and The Observatory Sun Valley, which is opening in Fall 2026.

Viceroy Park Avenue Location
Viceroy Park Avenue is located at 240 Park Avenue South, in NYC's NoMad neighborhood. It's steps from Union Square, which hosts a lively Farmers Market Mondays, Wednesdays, Fridays and Saturdays, and a short walk to Madison Square Park, the National Museum of Mathematics, the Strand Bookstore, and a host of dining options. JFK Airport and EWR are each a ~40 to 50-minute drive, depending on traffic, while LGA is ~25-35 minutes away.

Viceroy Park Avenue Rooms and Suites
The hotel, which is the former Royalton Park Avenue, encompasses 252 rooms, suites, and penthouse suites. Interiors are by New York–based architecture and design firm Meyer Davis (Four Seasons Cabo del Sol, Four Seasons Astir Palace outside Athens, Four Seasons Costa Rica at Peninsula Papagayo, Four Seasons San Francisco, Mauna Lani, among others).
Guest Rooms start at 400 sq. ft., which is about average for an entry-level New York luxury hotel room; larger than the Superior Room at The Peninsula New York and the Atelier King at The Baccarat New York, about the same as the Hudson River View Room at the Mandarin Oriental New York, but smaller than the least expensive rooms at the Ritz-Carlton Central Park (425 sq. ft.) and at the Park Hyatt New York and the Four Seasons New York, which are 500+ sq. ft.

Three Penthouse Suites on the 18th floor start at 755 sq. ft. and include cozy amenities such as a gas fireplace. The 2100 sq. ft. Wellness Penthouse Suite includes a private infrared sauna, a cold plunge, fitness equipment, and recovery technology.

The Park House is an elegant duplex suite of 2,000 square feet of living and entertaining space.

Viceroy Park Avenue Amenities
Amenities include a signature ground-floor restaurant, cocktail lounge, and café conceived and run by Tao Group Hospitality (Tao restaurants, Cathédrale, Crane Club).
A particular highlight is the hotel's rooftop outdoor pool and pool bar, a rarity in Manhattan. There will also be a fitness center and spa with four treatment rooms, sauna, steam room, and cold plunge.
