Don't Assume Hotel Free Night Offers are Refundable

Typically luxury hotel 3rd night free and other complimentary night offers are refundable until a certain number of days prior to arrival. For years, every single luxury hotel 3rd night free and 4th night free offer we reserved for clients was refundable when initially reserved, while the advance purchase offers were clearly marked as such.

But that's not always true.

Over the past year or so, we've noticed at times that the Four Seasons Tokyo at Otemachi 3rd night complimentary offer was entirely prepaid and non-refundable, even though currently, the offer is back to being refundable until 6pm Tokyo time, 7 days prior to arrival.

Meanwhile, the Four Seasons Kyoto, which previously had a 7 day cancellation policy for its 3rd night free offer, has changed conditions to require a non-refundable prepayment of the entire stay amount:

The upshot: don't assume a free night offer is refundable. Always carefully read the deposit and cancellation policies before deciding whether to reserve. While the savings can be attractive, it's important to have travel insurance if the stay amount is more significant than you're willing to lose. And it also means that you're locked into that rate; there's no possibility of matching to a lower rate if your rate is prepaid and non-refundable.
