Rosewood San Francisco Will Break Ground 2022, and is expected to open in 2026. The hotel will be the tenth Rosewood property in the U.S., following the openings of Kona Village in Hawaii in 2023 and Rosewood Houston in 2024, and the second Rosewood in California, after Rosewood Sand Hill, also in the Bay Area, and Rosewood Miramar Beach, in Montecito.
Rosewood San Francisco Location
Rosewood San Francisco will be located at 550 Howard Street, by Beale Street, in SOMA, about a 12 minute walk from the St. Regis San Francisco and San Francisco Museum of Modern Art, a 10 minute walk from the Four Seasons San Francisco at Embarcadero, and about a 10 minute walk from the Ferry Building. San Francisco Airport (SFO) is a 20-25 minute drive without traffic.

Rosewood San Francisco Rooms and Amenities
Rosewood San Francisco will have 180 rooms and suites on 15 floors of a 61-story new build tower, designed by Pelli Clarke Pelli Architects, which also designed Salesforce Tower, which will be connected via a pedestrian skybridge. The new tower is slated to be completed by 2025, although the hotel buildout will take longer, hence the expected 2026 opening. Joyce Wang Studio will design the interiors, including the Manor Club, Rosewood's club lounge with dedicated concierge and butler services as well as complimentary food and beverage presentations in the club lounge. Other Joyce Wang Studio hotel work includes the Mandarin Oriental Hyde Park, London and The Landmark Mandarin Oriental in Hong Kong.
There will also be a signature restaurant with indoor and outdoor seating, Living Room lobby bar, and Asaya, Rosewood's wellness concept, with a fully equipped fitness center, indoor lap pool, and spa treatment rooms.
San Francisco is certainly an interesting market to commit to for a mixed-use tower. Salesforce has already pulled out on its office commitment for the tower, given the expansion of remote work, and it's questionable how many will want even luxury residences in SOMA, given the trend of affluent buyers and remote workers to seek more space, including outdoor space. That said, as tourism returns, there will be demand for newer luxury hotels; the most recent entrant is the Four Seasons San Francisco at Embarcadero, but that isn't a new build hotel; it was lightly renovated following its stints under Loews and Mandarin Oriental. And throughout all segments, there's a shortage of hotel rooms in San Francisco–not currently, during the pandemic–but pre-pandemic and when the market stabilizes, which is likely to be late 2023 or 2024.

Reserving Rosewood Hotels with Preferred Partner Perks
While Rosewood Elite is the Rosewood Hotels preferred partner program, it can be better to reserve with Virtuoso benefits, depending on how a particular client values the Virtuoso or Rosewood Elite property-specific benefit. For example, at the Rosewood Miramar Beach, the Rosewood Elite benefit is a $125 Sense Spa credit, while the Virtuoso benefit is a $100 dining credit. Clients who enjoy spa treatments will want the spa credit, while clients that never visit the spa will be inclined to want the dining credit.
